Garage problem - help needed! (pics)

Do you have to worry about a set-back from that property line? I would look at a variance and build a garage at the site of the concrete pad. I would attach the garage to the house at the site of the current garage door and thus expand the usable space. I also would put a second garage door at the back of the garage so you still can get your mower and stuff out the back side.

My vote in order:

1. Add on a new garage and drive straight in. This works if you can get away with the zoning AND you are willing to spend the $$$.

2. Offer to LEASE a piece of ground from you neighbor. You could structure a deal where you give them some $$$ up front and are allowed to use that small piece of their property until either you or they sell. That way they still own all their ground.

3. Strippers, prostitutes, beer, rock-n-roll and forget about it.

Coming from someone who just went through this - buy a new place.

You'r about to spend a whole lot of money, time, and blood getting into a garage that's clearly not up to par with your ideal batcave. Then what happens if you get everything square and decide its still not what you want?

Some ideas:
1. Look for a new home(bigger garage, more land) more Viper friendly. Ask your local realtor to give you a MLS with 3 or more car garages.
2. There are tire jacks(for moving cars in tight spots) that you lift one tire at a time then you can rotate the car. Have seen the for 398./pair.
3. Widen your house by 18 or so feet(what will the building code allow?) And make the lower level all garage looks like you then put 3 Vipers this garage. Give your wife the choice of how to use the upper level.
4. They make out door bubbles of flexible plastic that you drive on zip up and fill with air). I had a indoor version that I used out doors and it worked pretty good. Keep the car clean, but some water would come in through the seams requiring draining after a rain. Not really a big deal as it only took a couple minutes. This might also be an incentive for the neighbor to be a little more cooperative.

And I know your position, had to leave a Viper and SRT10 RAM QC outside due to lack of garage.

I know I am coming in on this late, but seems to me that you have plenty of wall space, and some ceiling heght for a partial loft-storage area. That garage should be way better organized and you would have plenty of room for the car. You won't end up with the living room like some guys have, but that is the extreem anyway.

I have a three car garage, with all three cars in at all times, and more "stuff" than you can beleive. Everything has a place, every thing fits. It's a matter of organization.

Chuck has the correct idea - and one of my neighbors did the exact same thing: Build the pad/drive to go beyond the garage opening and then back in. Your garage door is definitely wide enough (mine is more narrow than that), and backing in allows you to "pivot" more - especially since you could build the lower part further out (to the left) based on the property line. Here is roughly what it would look like (new drive in red):

As you are on a hill, build a decorative wall about 2 feet high at the bottom. You won't want it on the sides, as you will lose that extra foot or so of "swing room". You might consider a small raised lip on the edge so that you will know when you are cutting it too close without dropping a tire off or hitting an actual curb/wall. I will see if I can get a couple pictures of my neighbor's set up...

Question, what exists between your regular garage on the right in this diagram, and your side garage? If it is only a wall, bring it down and extend your regular garage back towards the left of the house. Even if it is structural, you can put up an I-beam and post supports. If there is a stiarway or hallway in between, you might be screwed.

Offer to your neighbors to pay for some landscaping in that area of the yard. Use plants to hide the drive way from their line of site and use 2’x2’ stepping stones to extend the driveway. The stepping stones are non-permanent so if they ever change their mind or want to use the property for something else no hard feelings YOU would pull them up.

They shouldn’t have a problem with that and they would get some free landscaping to look at.

Keep in mind too, it may not really be the wife, it could be the guy and he’s just changed him mind for some reason. Find out what the reason is and see if you can fix it.
